Located on the corner of Mathewson and Washington Streets, The Dreyfus will offer affordable live and work studios for artists in Downtown Providence

Below are our plans for the Dreyfus Hotel. If they sound good to you, fill out the application, and you will be eligible for consideration when the live/work studios at the Dreyfus are completed.

FLOOR 2 | FIVE WORK STUDIOS
Size: Studios will range in size from 200–370 sf.

Monthly Rent: Range of $180–$260.
Rent includes a common bathroom and utilities.



FLOORS 3 & 4 | FOURTEEN LIVE STUDIOS
Size: Studios will range from 356–516 sf with most exceeding 400 sf.
Each studio will have its own kitchen and bathroom. A common laundry is planned. Rents are expected to include utilities, except for gas and electricity.

Monthly Rent: Rents are expected to range from $410–$585.
11 of the live studios are targeted for artists with an annual income of under $25,600. The other three of the live studios will not have an income restriction, and these monthly rents are projected to range from $800–850.

Two units are handicap accessible.

The Dreyfus Hotel, located at the corner of Washington and Mathewson streets in downtown Providence, was recently purchased by AS220 from Johnson & Wales University. Originally built in 1890, it was most recently used as a dormitory from 1975-2000 by JWU. The Dreyfus has a long history as a hotel, lounge, and restaurant that served the bustling downtown theater district and weary travellers searching for lodging from the nearby train station.

AS220's adaptive re-use of the Dreyfus is being undertaken as an historic preservation project that will bring new life to the exquisite first floor details found in the ornate bar and restaurant; as well as the lower level pub. The magnificent terra cotta that adorns the exterior along with the stunning stained glass windows on the first floor will also be carefully restored. And, saving the best 'til last: the upper three floors will be converted into 20 affordable live and work rental studios for artists. Architects for the project are Durkee Brown Viveiros Werenfels. TRAC Builders has been selected as the Contractor.
